Roof Replacement in Nichols Hills
We replace roofs from the deck up, and we start by laying out your material choices: architectural shingle, Class 4 impact-rated shingle, standing seam metal or tile. You see what each costs, how long it lasts and how it handles hail before anything is ordered.

When a New Roof Makes More Sense Than Another Repair
A roof is a system: decking, underlayment, flashing, ventilation and the visible covering on top. Replacement is the right call when the covering has worn out across the whole slope, not in one spot. Shingles that have lost most of their granules, gone brittle or started curling can't be patched back to health, because the asphalt underneath is already drying out from UV exposure.
Hail, high wind and hard freeze-thaw cycles are routine in central Oklahoma, so the material you choose matters more than it would somewhere milder. A standard 3-tab shingle and a Class 4 SBS-modified shingle look similar from the street, yet they behave very differently when hail hits. We explain why, on your own roof, so the decision is yours and it is informed.
If the damage is limited to a few areas, we will tell you so and point you toward roof repair instead.
Every Layer of the New Roof, Accounted For
Tear-off to bare plywood
Old shingles, felt and any second layer all come off until we are looking at the deck itself. A roof laid over an old one hides soft spots and holds heat against the new shingles, so it wears out sooner.
Deck repairs before covering
With the plywood exposed, we walk every slope and probe for rot, delamination and boards that have pulled loose from the rafters. Bad sheets get swapped out first, and you see photos of each one.
Membrane and synthetic underlayment
Self-adhered ice and water membrane goes at the eaves, through the valleys and around every penetration, the places where ice dams and wind-driven rain push water uphill. Synthetic underlayment covers the open field of the deck.
Fresh flashing and drip edge
Step flashing along sidewalls, chimney counter-flashing, pipe boots and drip edge are all new. Reusing tired metal is one of the most common reasons a brand-new roof leaks.
Intake and exhaust in balance
Soffit intake is sized to match ridge exhaust. An attic that can't breathe cooks shingles from underneath and shortens their life.
The covering you picked
Architectural or impact-rated asphalt, standing seam or stone-coated steel, or concrete and clay tile, fastened to the manufacturer's nailing pattern and exposure.
Signs Your Roof Is Ready for Replacement
Granules in the gutters
Heavy granule loss leaves the asphalt mat exposed to sun. Once that happens across most of the roof, aging speeds up quickly.
Curling, cupping or cracking
Shingles that lift at the edges or crack along the tabs have lost flexibility. Wind gets under them and tears them loose.
Sagging rooflines
A dip between rafters usually means the decking has absorbed water for a long time. That needs to be opened up and replaced, not covered.
Repeated leaks in different places
One leak is a repair. New leaks every season from different spots suggest the underlayment has failed broadly.
Widespread hail bruising
Soft spots and fractured mats across several slopes weaken the whole covering, even if nothing leaks yet. Our storm damage repair page covers what to do after a hailstorm.
How Your Replacement Runs
- 1
Measure and inspect
We get on the roof, measure each slope, check the attic for ventilation and moisture, and note the pitch and existing layers.
- 2
Compare coverings in writing
You get a line-item estimate with each option side by side: expected lifespan, impact rating, weight and cost. We pull the permit where it is required.
- 3
Protect and tear off
Tarps cover landscaping and plywood guards the siding near the dump area. The old roof comes off one section at a time, so the deck is never left open to weather overnight.
- 4
Install from the deck up
Decking repairs, membrane, underlayment, flashing, vents and then the covering. Most asphalt roofs on a typical home finish in one to two days; metal and tile take longer.
- 5
Clean up and walk through
We run a magnetic sweeper over the yard and driveway, clear the gutters of debris and walk the finished roof with you.
What Moves the Price of a New Roof
Two roofs with the same footprint can price very differently. The covering you pick is the biggest variable, but what we find under the old roof matters too. Your written estimate breaks each of these out so nothing is a surprise.
- Material choice
- Architectural asphalt costs least up front. Impact-rated shingles, metal and tile cost more but last longer and resist hail better, which can change insurance premiums over time.
- Size and pitch
- More squares mean more shingles or panels. Steep pitches need extra safety setup and slow the crew down.
- Layers and decking
- Each extra layer to remove adds labor and disposal. Rotted decking is priced per sheet once we see it.
- Roof complexity
- Dormers, valleys, skylights and chimneys each need their own flashing work, which adds time.
Roof Replacement Questions
Something not covered here? (572) 234-9322
Is an impact-resistant shingle worth it here?
For many homes, yes. Class 4 shingles use a rubberized SBS-modified asphalt that flexes under hail instead of fracturing. Some insurers adjust premiums for Class 4 roofs, so it is worth asking your agent before you choose.
How does metal compare with asphalt?
Standing seam metal lasts far longer and sheds wind well, and it reflects more summer heat. It costs more to install, and large hail can dent it cosmetically even when it doesn't leak. We go through both on your specific roof.
Can my house carry a tile roof?
Concrete and clay tile are much heavier than shingles. If your home wasn't framed for tile, the rafters may need an engineer's review before we recommend it.
Do I need to be home during the work?
Not necessarily. We need access to the yard and an outlet, and it helps to move cars out of the driveway. Expect noise inside, and take down loose items from walls in upstairs rooms.
Do you serve areas outside Nichols Hills?
Yes. We replace roofs in The Village, Oklahoma City, Edmond, Bethany and other nearby towns listed on our Service Areas page.
Pick the Right Roof Before You Pay for It
We'll talk through the materials that suit your home, how they hold up to hail and wind, and what each would cost. Then we set a time to measure your roof.
